JARGON

Pardon the

Real estate has a language of its own.

Even before becoming a property agent, I remember hearing all sorts of real estate lingo I didn’t understand. There were so many big words or jargon that I had to Google, just so I knew what I was getting myself into.

That experience stayed with me.

So now, I want to break down the jargon and make the complicated, simple.

If there is anything at all that you want me to decipher for you, drop me a text! I'll gladly help make sense of the jargon.

GFA Harmonisation

Harmonisation in the English dictionary means the act of making different people, plans, situations, etc. suitable for each other.

What it means in real estate: Gross Floor Area (GFA) Harmonisation was introduced in Sept 2022 (effective June 2023) to standardise across different agencies (URA, BCA, SLA and SCDF) how floor area is being measured.

With the introduction of GFA Harmonisation, it removes non-useable spaces (like air-conditioning ledges and planter boxes) so buyers only pay for true, usable floor space.

Tangible Assets

Tangible: It means something that is real and able to touch physically. This could mean a chair or a rock.

In terms of real estate: It is the physical asset which you can physically own and has real money value. Some examples are Land, the house that you live in, or even a commercial building.
